The design area is located in Saransk, Republic of Mordovia. The 17 hectare plot includes a development with multi-story residential buildings. On the north side of the site is the Mordovia Arena football stadium, built for the World Cup in 2018, on the west side the site borders on the banks of the Insar River.
In July 2021, the project of the Architectural Bureau A.Len was approved by the Urban Planning Council of the Republic of Mordovia.
The concept is based on the unification of blocks by a single green pedestrian boulevard, on which public attraction points will be located: game activities, sports grounds, recreation areas. The pedestrian boulevard will connect the continuation of the Insar River embankment with the existing boulevards of the 2nd micro-district.
The projects of residential buildings provide for the creation of a «special» floor, which allows for a large number of terraces with a view not only at the top of the buildings but also in the middle. The floor is highlighted in color and has a special structure and size, different from the rest of the floors.
Another feature of the project is the extraordinary number of corner- and end-, two- and three-sided apartments.
Balconies will be located on the southern façades overlooking the river and the boulevard. Use of classic, full-size, and French balconies is proposed. Also, the project has verandas of various types: overhanging, semi-recessed, recessed, and corner.
This project will allow:
1) reformatting the territory of temporary buildings and structures from the 2018 FIFA World Cup;
2) creating a modern self-contained environment with all the basic functions of a residential city block, including the construction of a kindergarten for 170 pupils;
3) providing comfortable housing for more than 3,500 residents;
4) creating at least 220 temporary jobs and about 50 permanent jobs in commercial facilities.
