The Architectural Bureau A.Len has developed a master plan for the first Tyumen ecopolis in the Yembayevo village located 15 km from Tyumen.
The development project covers 82 hectares of land, which is divided into 7 blocks. A combined low-rise building will be built in the ecopolis: 4-story houses, townhouses, and individual houses. This is the design of a multi-format district, united by a common idea and architectural concept.
Neighborhood courtyards create a chain of open spaces connected by arches that remain open throughout the day. Each courtyard will have its own distinctive character. The courtyard spaces of the sectional buildings are divided into 5 groups corresponding to the natural zones of the West Siberian Plain: Steppe – Forest-Steppe – Mixed Forest – Forest Tundra – Tundra. Each of the groups is characterized by certain vegetation and beautification elements, recreating the unique image and character of each natural zone, and the route through the courtyards takes the visitor from one characteristic zone to another.
In addition to housing, a kindergarten, a school, state-of-the-art playgrounds for different age groups, sports grounds with a large selection of up-to-date facilities will be built. Squares and a boulevard-promenade within the residential development will allow residents to feel comfortable, and specially selected landscaping of the area will help improve air quality.
According to the concept of «yard without cars», access of private cars to the courtyard space is not allowed. Cottages and townhouses have parking spaces on the site. The project also provides continuous bike paths through the blocks.
